Oregon Real Estate March 23, 2020

Buyer doorsAs your trusted Real Estate Advisor, we want to stay at the helm of what is going on in the market right now to help us to make the best decisions on your home.  Today Gov. Brown issued a Stay Home, Stay Healthy action plan for Oregon;  Governor Orders Real Estate is currently an exempted business. Fannie Mae and Freddy Mac today announced that they will be loosening up on their appraisal requirement and employment verification to keep the real estate market from freezing up. With 40 years of combined experience, we have been through several ups and downs in the real estate market. We are not panicking, and will continue to sell homes but will be modifying some of our practices.

Here is what this means to us in regards to your home;

If we are marketing your home as an active listing;  Physical showings of your home will most likely slow considerably. With our 3D Matterport walking tour of your home on marketing sites, buyers will still be able to walk your entire home virtually.  We have financially invested in a Matterport tour for each of our listings; here is a fun example below of what they look like: Matterport Example  We also offer full web pages for each listing: Home Marketing Web Page

What to do at this time as an active listing; We would recommend to not remove your home from the market.  As most buyers are home now for a few weeks, many will be looking online and having additional time to plan their next steps and will be looking at your home.  The financing market is very attractive and many buyers should continue looking and buying. If you were planning on selling this Spring/Summer you can use this ‘stay home time’ to get the house fixed up and ready to sell. We have tips for this if you need them.

If you are currently under contract with your current or new home;

We are absolutely still moving forward to closing.  We just closed a home last week and another tomorrow. The lenders, title companies and county recording offices are still open for business on a modified basis. Our highest encouragement to you is we must remain patient.  We may have to do an extension regarding a home inspection or an appraisal, but we plan on moving forward on each phase of every sale.

If you are thinking of purchasing a home;

Some of the wisest people we know purchased their investments in a market like this.  This is the market of opportunity.  With interest rates so low and motivated sellers, this market poses an amazing opportunity for a buyer. We are here if you would like to know more.

If you are thinking of selling a home;

Homes are still selling in this market.  For information about your situation, we would love to give you advice catered to your price point, location, and action plan.  Please feel free to reach out to us directly at any time. After all, we will be working from home and would love to hear from you.

Message from Jolynne & Malcolm

We are going to get through this time and the Coronavirus will be in our rear-view mirror before we know it.  The faster we do the painful but necessary act of hunkering down, the faster we will pull out of this.  We are praying God’s health and joy over you and your family at this time ❤  We will also be working every day from home to continue to bring you up to the minute information.
